I know Green Cove you can work on your boat.  Don't know about the other 2.  Families are leaving my Marina (next door) because they don't like the owner and they are going to Green Cove.

I get off the GSP at exit 91 to get there and the main bottleneck is the Belmar and Neptune exist after the Raritan tolls.  You can opt for Rt 1 or Rt 9 and hit Rt 18, then 34 and 70 to avoid traffic.
